THIS DEED OF ABSOLUTE SALE is made and executed on this twelfth day of May, Two Thousand Twenty Four, between the Vendor of the First Part and the Purchaser of the Second Part, in respect of the Scheduled Property more particularly described in Schedule I hereunder.
WHEREAS the Vendor is the absolute owner in lawful possession and enjoyment of the Scheduled Property, having acquired the same by virtue of the registered instrument bearing Document No. 4471/1998 of the Sub-Registrar's Office, free from all encumbrances, attachments, liens and charges whatsoever.
AND WHEREAS the Vendor has represented that no proceedings are pending before any court, tribunal or statutory authority which would in any manner affect the marketability of the title conveyed hereunder, and has agreed to indemnify the Purchaser against any claim arising to the contrary.
NOW THEREFORE, in consideration of the sale price paid in full as acknowledged in Schedule II, the Vendor doth hereby convey, transfer and assure unto the Purchaser the Scheduled Property together with all rights, easements and appurtenances belonging thereto.
